Description Large Vacation Rental Condo centrally located in the beautiful city of Salzburg in Austria where Mozart was born. Enjoy this home with charming decor in comfort, it easily accommodates 4 to 6 guests. It is located in a quiet neighborhood with all amenities.
This property has unique qualities:
It has a large living room with balcony and a full kitchen with an extra dining room.
There is one large bedroom and 2 smaller bedrooms (currently one of the smaller bedrooms is used by the owner and closed during your stay).
There is a large king size bed in the large bedroom, a double sofa bed in the living room and a sofa bed in the smaller bedroom.
Tv in living room and large bedroom, dvd, stereo and internet access. Tiled bathroom with tub. Toilet in extra room.
All rooms (except bath and toilet) have large windows and the condominium is bright and light. Child and pet friendly.
It has easy access due to it's location on the first floor, just some short steps and you are in your Salzburg Vacation Rental.
OUTDOORS
There is a wonderful bakery adjacent to the house - get your fresh Vienna rolls for your breakfast in morning!
There is also a beauty salon and paper shop adjacent to the house - get your hair done and write your post cards!
The apartment is nested in a beautiful and safe neighborhood, sitting on the balcony you will enjoy the well kept lawn and trees in front of the house.
You can easily explore Salzburg and its sights - the old town is only 10 car-minutes away. There is also a public bus (a convenient bus stop is located near the apartment) taking you directly to the city center.
You have no problems with parking, your car can be parked safely in our parking lot.
The apartment is located in a charming part of Salzburg called "Taxham". It is called "Taxham" because in the times of the Archbishops there was a little castle there, called "Taxat", which in the 1800's became more and more ruinous and later on had to be demolished. The old "Roman Road" 2000 years ago to the north also went through Taxham along todays Klessheim alley in front of the Klessheim palace.
Taxham is next to the beautiful Klessheim palace which is encircled by a large palace garden and a stream. Also a golf course is in the historic palace garden. In the palace itself is a restaurant and the Casino. You will be there from the apartment in only 15-20 minutes on foot.
Another Highlight nearby is the EUROPARK (Salzburg's biggest Shopping-Center) - 10 minutes on foot.
Cyclists have direct access to Salzburg's excellent bicycle network. Your bikes will be stored safely in our basement overnight.
Family and pet friendly with plenty of activites for guests to explore. The living room has a big TV and stereo. The kitchen is well equipped, and the apartment provides all linens and towels. Washer and dryer are in the house.
TICKETS to the Salzburg Festival and most other Salzburg activities can be booked through the owner.

Reservation Policy1. CHECK-IN TIME is 3 p.m., CHECK-OUT TIME is 10 a.m. If this is inconvenient for you - for any
reason - please let us know and we will arrange other times for you.
2. For the convenience of all other renters, this is a NON SMOKING unit, but smoking is allowed on the
balcony.
3. Pets are permitted in rental only with prior approval. Individual pet fees apply. If permitted in rental
and/or on property, pet owners are responsible for cleaning up of any/all pet refuse. Any evidence of pets
in the apartment after check-out may incur extra cleaning fees. If permitted in rental and on property, all
pets must be up to date on all vaccinations. All pets must be leashed at all times. The condominium
owners assume no responsibility for illness or injury that may incur to pets or humans injured by pets,
while on the premises.
4. We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult
guardian or parent.
5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of US$ 200 or Euro 150,- is
required. This must be received within seven (7) days of booking the reservation. The deposit
automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward
rent; however, it is fully refundable within (14) days of departure, provided the following provisions are
met.
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during
the stay.
c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are washed and cleaned.
d. Key has been turned over - on time as agreed on - to unit manager.
e. All charges accrued during the stay are paid prior to departure.
f. No linens or towels are lost or damaged.
g. The renter is not evicted by the owner (or representative of the owner), the local law enforcement
or other security company.
6. DAMAGE IN EXCESS OF SECURITY DEPOSIT - Guests are responsible and liable to Owner for
damages in excess of the security deposit for any damage or loss by Guests or member of Guests party.
7. NOISE CONTROL – Guests are responisble to not create unreasonable noise or disturbances at all
times.
8. PAYMENT - An advance payment equal to 50% of the rental rate is required 60 days before arrival. The
advance payment will be applied toward the room rent. Please make payments in the form of charge
cards through PayPal, traveler's checks, bank or postal money orders, cashiers checks or personal
checks payable to AustriaTravel.ws.
The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days
before your arrival date.
9. CANCELLATIONS - A sixty (60) day notice is required for cancellation.
Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty.
Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date,
forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does
not warrant any refund of rent or deposit.
10. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty
(120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be
made at least ninety (90) days prior to check-in.
11. MAXIMUM OCCUPANCY- The maximum number of guests for this condominium is limited to six (6)
persons.
THIS UNIT REQUIRES A TWO (2) NIGHT MINIMUM STAY.
12. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two
days, the guest will be charged the two-night rate.
13. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Taxes are included in the rental rate.
14. NO CLEANING SERVICE - Cleaning service is not included in the rental rate, however is available at
an additional rate.
15. RATE CHANGES - Rates are subject to change without notice.
16. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to
forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-
in.
17. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in
writing in advance.
18. PARKING SPACE - One off-street parking space is included in the rental rate.
19. ACTS OF GOD - No refunds will be given.
